Gas Safety Certificate Requirements For Landlords:

The Gas Safety Certificate (GSC) is required if you’re a landlord and rent a property or properties to tenants. All gas appliances must therefore be checked, approved and issued a gas safety certificate by a GAS SAFE™ registered engineer in accordance with the Gas Safety (Installation and Use) Regulations 1998.

The certification is valid for 12 months. A copy of the gas certificate must be held by the landlord, tenant and ATW Property Services, and the certificate must be renewed annually to remain compliant. Contact us now to discuss gas safety certification for your properties.

It is also recommended that homeowners get a service/maintenance certificate completed instead of a Gas Certificate. We offer this facility in addition to our Free Gas Boiler Service, which is available to everyone wanting to have their gas boiler serviced and maintained.

  • Checking meter, pipe work and appliance for gas tightness
  • Checking standing and working gas pressures
  • Checking burner pressure and gas rate against the manufacturer’s instructions
  • Checking for satisfactory provision of ventilation
  • Carrying out Flue/Gas analysis to ensure removal of products of combustion
  • Checking safe operation of all flame supervision devices
  • Investigating any evidence of unsafe operation and reporting to a responsible person
  • Checking for physical stability, presence and effectiveness of stability brackets (where appropriate).
  • Checking that an approved/audible carbon monoxide alarm is fitted within the room/space where the gas appliances are installed.
  • A tightness test of the full system.
